LUMP SUM CONTRACT
In a lump sum contract, also referred to as a stipulated sum contract, the project owner furnishes detailed specifications for the work, and we, in turn, offers a fixed price for the entire project. These contracts necessitate that the owner finalize the project's plans, designs, specifications, and schedule before we can establish a price. Subsequently, we estimate the costs associated with materials, tools, labor, as well as indirect costs like overhead and profit margin, providing a quote based on these considerations. This approach ensures clarity in project expectations and costs before the commencement of the construction phase.
ITEM RATE OR UNIT PRICE CONTRACT
In this arrangement, we undertake the construction work in accordance with the provided drawings, Bills of Quantities (BOQs), and specifications. The payment for the work is determined based on the measurements taken as the project progresses. This means that the payment is directly linked to the actual quantity of work performed, providing a transparent and accountable compensation structure based on the measurable progress of the project.
